Their Real Estate Deals

This is Daryl and Kath’s second acquired property — a house and lot with a garage, featuring 2 bedrooms and 1 bathroom.
The property was previously owned and later acquired by Pag-IBIG Fund in the Philippines. Daryl successfully found the opportunity and won the bidding process to secure the home.
The purchase price was 1.2 million pesos, with an estimated market value of 1.8 million pesos. By creatively funding the deal and allocating only 50,000 pesos for renovations, the property presents strong investment potential.
Next, Daryl plans to fix and improve the home to increase its value. As he manages and farms the property, he will evaluate the best strategy moving forward.
His final step will be to either flip the property for a profit or hold it as a long-term income-generating asset.
This project is a great example of the 5 Fs of Real Estate: Find it, Fund it, Fix it, Farm it, and Flip it.

Megan found a great opportunity when she purchased a third-floor condo in Springville, Utah while it was still under construction. By getting in early, she secured the property for $175,000 with a $40,000 down payment.
She successfully funded the purchase and held the property as the market began to rise. As the real estate market surged during COVID, the condo increased significantly in value.
During this time, Megan effectively farmed the investment by allowing the property’s equity to grow as the market appreciated.
When the timing was right, she chose to flip the property, selling the condo for $275,000.
With the equity gained from the sale, Megan and her family were able to fix up and upgrade their lifestyle by purchasing a beautiful 3-bedroom, 2.5-bath home — complete with a backyard perfect for their dogs.
This story is another example of the 5 Fs of Real Estate: Find it, Fund it, Farm it, Fix it, and Flip it working together to build wealth.
